Medical Associates is hiring a Plant Operations Manager based out of the West Campus in Dubuque, Iowa.

What You Will Be Doing:
As a Plant Operations Manager, you will manage the daily operations of Plant Operations services for the clinical facilities and satellites. Respond to emergency and maintenance concerns on an on-call basis after hours.

Essential Functions & Responsibilities:
- Manage selection, training, development, performance evaluation, and performance issues for Maintenance department. Prepare schedule and assign work to assure adequate staffing levels to deliver a high level of customer/patient service. Work with manager/supervisor of environmental services to ensure services are coordinated to provide complete and excellent customer service to both internal and external customers.
- Assure integrity of facilities through monitoring, and implementation of changes within building systems, including but not limited to electrical, HVAC, plumbing, and fire safety equipment. Investigate, recommend, and implement modifications to improve building security, safety, and to reduce/conserve utility consumption.
- Maintain and utilize computerized preventive maintenance program and work order system for all facilities. Implement and oversee work order system for routine repairs.
- Act as resource person for estimating projects for all departments and formulating solutions to problems. Assist in developing specifications, obtaining bids, and negotiating contracts.
- Select, schedule, and monitor contractors for repair of building systems and coordinate with staff.
- Oversee and resolve problems with internal and external services for areas of responsibility.
- Act as an internal resource on maintenance, safety, safety codes, ergonomics and safety hazards.
- Have knowledge of building maintenance concepts: public building safety codes, common safety hazards and precautions to establish a safe working environment.
- Perform administrative duties, which may include but are not limited to preparing annual budgets, attending meetings, collecting/compiling data, maintain departmental records and statistics to comply with AAAHC, federal, state, and local governing bodies.
- Complete all other assigned projects and duties.
Knowledge & Skills:
Experience: Five to ten years of similar or related experience.
Education: High school diploma or GED required. Equivalent to a two-year college degree or completion of a specialized course of study or certification at a business or trade school which may include apprenticeship, program, or certificate. Or equivalent combination of work experience and education.
Interpersonal Skills: Strong interpersonal relationship skills with ability to build solid rapport and workplace relationships with staff, physicians, and all support personnel.
A significant level of trust and diplomacy is required, in addition to normal courtesy and tact. Work involves extensive personal contact with others inside and/or outside the organization, and/is usually of a personal or sensitive nature. Work may involve motivating or influencing others. Outside contacts become important (vendor reps, labs, offices, hospital, etc.) and fostering sound relationships with other entities (companies and/or individuals) becomes necessary.
Other Skills: Skill in using precision tools and reading and interpreting blueprints and diagrams. Knowledge of Building Automation Systems, Facility Management Systems (TMA), Translogic software, facility security systems.
Physical Aspects:
Climbing - Ascending or descending ladders, stairs, scaffolding, ramps, poles and the like, using feet and legs and/or hands and arms. Body agility is emphasized. This factor is important if the amount and kind of climbing required exceeds that required for ordinary locomotion.
Balancing - Maintaining body equilibrium to prevent falling when walking, standing or crouching on narrow, slippery or erratically moving surfaces. This factor is important if the amount and kind of balancing exceeds that needed for ordinary locomotion and maintenance of body equilibrium.
Stooping - Bending body downward and forward by bending spine at the waist. This factor is important if it occurs to a considerable degree and requires full use of the lower extremities and back muscles.
Kneeling - Bending legs at knee to come to a rest on knee or knees.
Crouching - Bending the body downward and forward by bending leg and spine.
Crawling - Moving about on hands and knees or hands and feet.
Reaching - Extending hand(s) and arm(s) in any direction.
Standing - Particularly for sustained periods of time.
Walking - Moving about on foot to accomplish tasks, particularly for long distances.
Pushing - Using upper extremities to press against something with steady force in order to thrust forward, downward or outward.
Pulling - Using upper extremities to exert force in order to draw, drag, haul or tug objects in a sustained motion.
Lifting - Raising objects from a lower to a higher position or moving objects horizontally from position-to-position. This factor is important if it occurs to a considerable degree and requires the substantial use of the upper extremities and back muscles.
Fingering - Picking, pinching, typing or otherwise working, primarily with fingers rather than with the whole hand or arm as in handling.
Grasping - Applying pressure to an object with the fingers and palm.
Feeling - Perceiving attributes of objects, such as size, shape, temperature or texture by touching with skin, particularly that of fingertips.
Talking - Expressing or exchanging ideas by means of the spoken word. Those activities in which they must convey detailed or important spoken instructions to other workers accurately, loudly or quickly.
Hearing - Perceiving the nature of sound with or without correction. Ability to receive detailed information through oral communication and to make fine discriminations in sound, such as when making fine adjustments on machined parts.
Vision - 20 / 40 or better in the best eye with or without correction.
Repetitive Motions - Substantial movements (motions) of the wrists, hands and/or fingers.
Medium/Heavy Work - Exerting up to 75 pounds of force occasionally, and/or up to 35 pounds of force frequently, and/or up to 15 pounds of force constantly to move objects.
Both Inside & Outside Environmental Conditions - Activities occur inside and outside.
Subject to Physical Hazards - Includes a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals.
