Job Description
The New Store/Remodel Construction Manager plays a critical role in Theisen’s growth and expansion plans. This position is responsible for overseeing all aspects of construction projects, including new builds, remodels, and building conversions. The role ensures projects are completed efficiently, within budget, and to the highest standards. The Construction Manager will collaborate closely with general contractors, store managers, and internal stakeholders to deliver functional, visually appealing, and cost-effective spaces that align with Theisen’s strategic objectives.

Qualifications
- Bachelor’s degree in Construction Management, Architecture, or a related field (preferred).
- Minimum of 3 years of experience in construction project management, preferably in retail environments.
- Proven expertise in managing ground-up construction, remodels, and tenant-related spaces.
- Proficiency in CAD, Revit, Blue Beam or other building software for minor design adjustments.
- Strong understanding of design/build processes and major mechanical components.
- Familiarity with construction management software for scheduling, budgeting, and reporting.
- Excellent communication and negotiation skills for working with contractors and vendors.
- Ability to analyze bids and provide cost-effective solutions.
- Strong organizational skills with the ability to manage multiple projects simultaneously.
- Willingness to travel to project sites and work flexible hours as needed.

Key Responsibilities
Construction Management
- Oversee new store builds, working closely with general contractors (GCs).
- Manage conversions of existing buildings for new store locations, acting as an internal general contractor (GC).
- Manage major additions and remodels to existing stores.
- Coordinate all tenant-related spaces, including upkeep, rent collection, and utilities.
- Work with Store Planning and Facility Manager to coordinate resets within the company.
Bidding and Procurement
- Solicit and compare bids for construction projects to ensure cost-efficiency and quality.
- Establish and standardize specifications for remodels and new builds, including fixtures and other key components.
- Establish list of contractors for maintenance & bidding in local, regional, and new markets for all the major trades.
Scheduling and Project Tracking
- Develop and monitor schedules for construction projects to ensure timely delivery.
- Identify and recommend utility improvements, rebates, credits across locations to reduce costs and improve efficiency.
Maintenance Planning
- Create a 15-20 lifespan schedule for replacement of HVAC and Forklift Equipment.
- Identify and prioritize major repair needs for roofs and other structural & capitalized components.
- Standardize specs for replacement of outside fixtures and interior lighting.
Technical Oversight
- Utilize CAD or other design tools to make minor adjustments to building plans.
- Maintain expertise in mechanical systems to support design/build processes.
Collaboration and Communication
- Work with internal teams and external contractors to ensure smooth execution of projects.
- Communicate regularly with leadership to provide updates on project status and progress.

Physical Demands
- Frequent physical activities include walking, standing, and inspecting job sites in various weather conditions and with appropriate safety gear. This role may require working at heights, so candidates must be comfortable with heights and able to perform inspections safely in elevated areas.
- Occasional lifting of up to 25 lbs. and handling of materials for project reviews.
- Ability to assess building plans and inspect construction details visually.

Work Environment and Working Conditions
While in the office, this position will be performed inside a climate-controlled office facility. The noise level is low to medium and typical of an office environment. Potential hazards include electrical hazards. Atmospheric conditions are typical of an office environment and may include exposure to odors and dust.
While on the work site, work will be performed indoors when possible but will regularly be performed outside in conditions ranging from cold below 32 degrees to heat above 100 degrees. The work environment is usually fast paced with regular deadlines and expectations. Extreme noise and vibrations may occasionally be experienced. Associates may be subjected to hazards such as burns, cuts, electrical, explosive, and mechanical. Due to the nature of the work, associates may be exposed to atmospheric conditions such as dust fumes, odors, and poor ventilation. For the safety of our associates, all associates may be required to wear protective devices from time to time, depending on the job/task being performed.
