Job Overview

Job Goal Directs activities that directly support the maintenance of buildings, grounds, roads and parking areas for the Peosta and Dubuque location. Supervises and coordinates activities of assigned staff engaged in maintaining buildings, grounds, roads, parking lots, sidewalks. Oversees all mechanical, electrical, plumbing, heating and air conditioning, and security systems. Responsible for the upkeep of interior and exterior campus buildings and grounds. The plant services director and staff are responsible for supporting and promoting the college mission, and the comfort and well-being of students, visitors, and staff is a priority of the college.
Duties and Responsibilities Direct and assist staff and contractors engaged in grounds maintenance, including mowing, trimming, weed control, raking and dispersal of leaves and refuse.

Direct and assist staff and contractors involved in maintaining roads, parking lots, and sidewalks.

Direct and assist staff and contractors involved in mechanical, electrical, plumbing and HVAC preventative maintenance, repairs and replacement.

Direct and assist staff on traffic control and parking policy enforcement.

Direct and assist staff and contractors in shipping, receiving and delivery of campus supplies and equipment.

Monitor weather conditions for snow and Ice removal needs before campus openings and during operational hours.

Assist Facility Manager in the coordination of cleaning and upkeep of all campus buildings. .

Monitor HVAC systems to insure accurate building temperatures and air flow quality.

Perform annual review of contracts to ensure up-to-date services.

Coordinate annual inspections of facility roofs for maintenance and repairs.

Prepare and review budgets for maintenance and grounds services.

Responsible for hiring, training, and evaluation of direct reports and work-study employees in compliance with college policies and procedures.

Responsible for overall scheduling of working hours for direct reports and work study in compliance with college policies, procedures, and approved budget.

Responsible for scheduling training of staff regarding OSHA, Right to Know, and other safety issues for area of responsibility.

Purchase equipment and supplies as needed for services per college procedures.

Responsible for budgetary planning, control, and oversight of expenditures for area of responsibility.

Provide input for operating budget and plant service budget development.

Responsible for coordination of mail delivery between campus and downtown locations as well as pickup and delivery to the local postal office.

Qualifications Minimum of five years of related experience in facilities and/or operational management.

CERTIFICATIONS AND LICENSES

Must possess valid driver’s license. CDL preferred.
Demonstrated leadership ability, strong communication skills. Demonstrated ability to effectively supervise and manage staff.
